You Inherited a Property. Here Is What the First 90 Days Should Look Like.

8 min read

Before repairs, before listings, before family decisions — the small set of questions that make everything after them easier.

An inherited property arrives with paperwork, memories, and — often — several opinionated family members. The good news: almost nothing has to be decided immediately. The better news: a small set of early moves makes every later decision easier.

Days 1–30: secure and understand

Secure the property physically — locks, utilities kept on, insurance carrier notified that the home may be vacant (many policies have vacancy clauses that quietly void coverage). Locate the deed, any mortgage statements, and the most recent property tax bill. Confirm whether the estate must pass through probate in your state, because that determines who can legally sign anything.

Days 30–60: learn what you actually have

Get clarity on three numbers: what is owed (mortgage balance, tax arrears, liens), what the property would bring as-is, and what it might bring with work. Beware of anchoring on a single online estimate — automated values are least accurate exactly where inherited homes tend to sit: older housing stock, deferred maintenance, unusual lots. Also ask a tax professional about the stepped-up basis; many heirs owe far less capital gains tax than they fear, and that changes the math on selling versus keeping.

Days 60–90: align the people, then pick a path

Most inherited-property problems are family problems wearing a real estate costume. Before choosing a strategy, get the decision-makers to agree on the goal: maximum proceeds, fastest resolution, keeping the home in the family, or simply not fighting about it. Only then compare the paths — sell as-is privately, improve and list, rent it, or a family buyout.

Move at the family's pace, not the market's. A month of alignment is cheaper than a year of resentment.
